The Multi Family listing inventory saw a slight up tick between September and October. This is possibly influenced by the dramatic decrease in sold Multi Family properties, which is highly irregular for this time in the annual cycle. It seems that the increase in rates has kicked in and affected the amount of properties selling across the state. Due to this up tick in inventory, market supply has also shown an increase close to the highest supply this year (July). As the listings continue to rise and sales being limited the ratio of sold price vs listed price continues to fall, giving buyers relief from the highly competitive market these past few years. I expect this trend to continue through the rest of the year until rates begin to stagnate or property values begin to decrease from their all time highs.
